No real estate signs or for sale signs may be placed on any exterior area of a POTL or common elements. Such signs may only be placed in the window to a dwelling on a POTL.

Are there any pet restrictions? 

Pets may not be kept on the common elements. Pets must be accompanied by an Occupant and kept under reasonable control so as not to be a nuisance. Only permitted pets are gerbils, hamsters, dogs, domestic housecats, parakeets, budgies, canaries, parrots and small fish. If any pet should defecate in any area, the person accompanying such pet shall immediately clean up the soiled area and has a duty to do so. Please review the Declaration for specific breeds of dogs that may be prohibited.

What are the parking rules for residents? 

Owners may park only in their exclusive use parking area and nowhere else on the common elements without prior permission. Only operable, licensed vehicles are permitted in any parking area. There shall be no parking of recreational vehicles, boats, trailers, snowmobiles etc.

 

What are the parking rules for visitors? 

Only bona fide visitors to a POTL may use the areas marked for visitor parking.

 

Are there restrictions regarding changes to the common elements? 

An owner may only make an addition, alteration or improvement to a common element area with written board approval and a section 98 indemnity agreement.

 

Is there sub-metering of utilities? 

N/A

 

Are there any unusual maintenance items? 

Each owner must keep the outside area of the individual POTLS including all plantings, gardens, landscaping and shrubs in a neat and tidy condition. Owners are solely responsible for the maintenance and repair of the respective POTL including but not limited to all buildings, walkways, and retaining walls servicing individual POTL.

 

Are there any bulk utilities included in the common expenses?

Is there private waste pickup? 

Yes. Occupants shall not place or leave debris, refuse or garbage upon Common Elements or a Dwelling POTL and shall directly carry same in areas where designated by the Corporation.
